What is EDITION Residences, Miami Edgewater?
It is a 55-story, 649-foot glass tower on Biscayne Bay in Edgewater with 185 residences, managed and operated by EDITION Hotels. The developer presents it as the first private EDITION residence building. Bernardo Fort-Brescia of Arquitectonica designed the architecture and Studio Munge the interiors. Delivery is estimated for 2030.
The tower stands beside Margaret Pace Park and opens onto the Miami Baywalk along more than 800 linear feet of water frontage. Edgewater is the strip of bayfront between Downtown Miami and the Design District, with Wynwood and Midtown a few blocks inland.
The residences sit in three collections stacked by height. Bayfront takes floors 3 to 7, Signature floors 10 to 40 and Sky floors 41 to 54. Interiors run from about 1,920 SF for a one bedroom and den to 3,760 SF for a four bedroom. Every residence has 10-foot ceilings, floor-to-ceiling glass with sliding doors to the terrace and a laundry room with a full-size washer and dryer. The developer's latest materials also describe three tri-level penthouses with private rooftop pools; they are not on the current availability sheet.
Who is this building for?
Buyers who want a hotel-operated home on the water with generous interiors. The smallest residence is about 1,920 SF and there are no studios or small one bedrooms. That suits primary residents, second-home owners and long-hold investors more than short-term traders, because delivery is estimated for 2030.
The staff is EDITION's, not a third-party management company's. If the residence is a second home, the a la carte vacant home care service matters: someone checks the home while you are away. If it is an investment, read the condominium documents for rental rules before you count on income. I have not seen them in the developer's materials.

The developer's availability sheet dated September 4, 2026 lists 21 residences from $3.6M to $8.18M. Signature two bedrooms with a den run $3.6M to $4.3M, Signature three bedrooms $4.54M to $5.79M, Sky residences $4.5M to $8.18M, and the Bayfront three bedroom is $4.49M.
Inside each line the price rises with the floor, by roughly $440,000 to $890,000 from the lowest listed floor to the highest. Across lines, size and exposure move the number more than height. Compare specific residences, not bedroom counts. How do the deposits work?
The developer's schedule is 20% at contract, 10% at groundbreaking and 10% when your residence's floor is poured, with the remaining 60% due at closing. That puts 40% of the price in before you close, and the second and third payments follow construction rather than fixed calendar dates.
Deposits are held under Florida's condominium act and the purchase agreement spells out how they are escrowed and whether any may be used for construction. Florida also gives a buyer a short cancellation window after receiving the required documents, generally 15 days. Have your attorney read both sections before you sign; the prospectus and purchase agreement govern.
What does EDITION operating the building change?
EDITION manages the building and employs the staff, including a dedicated residential leader and 24-hour butler, doorman, porter, security and valet. Housekeeping, in-residence dining and vacant home care are a la carte. Owners also get access to Marriott's luxury residences hotel reservation service, on terms Marriott can change.
The condominium is developed by TRD Biscayne LLC, which is affiliated with Two Roads Development. Marriott International does not own, develop or sell the residences; the EDITION name is used under license. The amenity program is large: a cabana-lined bayfront pool with a full-service bar, a spa program serviced by EDITION, a fitness center and yoga studio, a private dining room, cinema, multi-sport simulator, six guest suites and two pickleball courts. What are the trade-offs?
Delivery is estimated for 2030, a longer hold than towers already under construction, and the second deposit is tied to groundbreaking. The south Signature A line lists above the north line with a smaller terrace. Marriott benefit terms need confirming, and I have not seen rental rules in the developer's materials.
Before you sign, confirm four things in writing: the current price and availability for the exact residence, the construction timeline behind the groundbreaking payment, the terms of the Marriott benefits (the developer's sheet states a validity window), and the rental and pet rules in the condominium documents.
