EDITION Residences Edgewater vs Mandarin Oriental Brickell Key: Which Hotel-Operated Tower Fits You

Both are operated by a hotel company, both are estimated for 2030, and both put 40% down before closing. They are otherwise very different buildings.

Two of the larger hotel-operated bayfront projects in Miami are EDITION Residences, Miami Edgewater and The Residences at Mandarin Oriental, Miami on Brickell Key. Both are in pre-sales with delivery estimated around 2030.

I represent buyers at both, so this comparison is about fit, not a verdict. Where the Mandarin Oriental figures come from WIRE Miami's own project record rather than a sheet in hand, I say so.

How do EDITION Edgewater and Mandarin Oriental Miami compare?

EDITION is one 55-story tower with 185 residences in Edgewater, beside a park. Mandarin Oriental is two towers of 66 and 33 stories with 298 residences on Brickell Key. Both are hotel-operated, both are estimated for 2030, and both ask 40% of the price before closing, but the buildings and neighborhoods differ.

Which location is better?

It depends on what you want outside the door. Brickell Key is a quiet island minutes from Brickell City Centre with its own Bay Walk. Edgewater puts you on the Baywalk beside Margaret Pace Park, with Wynwood, Midtown and the Design District 5 to 10 minutes away and Downtown 10 to 15.

Edgewater is a neighborhood that is filling in quickly, with many towers in the pipeline. Brickell Key is an established island. If you want a settled address, the island is the more established one. If you want to be near galleries, restaurants and the Design District and next to a park, Edgewater is the more convenient. See the Edgewater page for drive times.

Which service model suits you?

Both put the hotel company in charge of the staff. At EDITION that means a dedicated residential leader, 24-hour butler, doorman, porter, security and valet, and a la carte services such as housekeeping, in-residence dining and vacant home care. Mandarin Oriental offers 24/7 concierge services and its signature spa across its amenity floors.

The brands feel different. EDITION is a design-led lifestyle hotel brand, and the amenity program here is social: a library, garden terraces with fireside lounges, a cabana-lined pool and bar, a cinema, and a multi-sport simulator. Mandarin Oriental's identity is spa and service, with an amenity program of 80,000 SF across both towers. Visit both sales galleries before deciding; the feel of the arrival matters more than a brochure.

How do the deposit structures differ?

Both total 40% before closing, but EDITION asks more at the start: 20% at contract, then 10% at groundbreaking and 10% at the pour of your residence's floor. Mandarin Oriental spreads four 10% payments, including groundbreaking and top-off. In both, the remaining 60% is due at closing.

A front-loaded schedule costs you more cash on day one and commits you earlier; a spread-out schedule keeps more cash free during the build. Neither is better on its own. It depends on your liquidity and how confident you are in each construction timeline. Read the schedule in the purchase agreement, not the summary.

Who should choose which?

Choose EDITION if you want a single-tower home of at least 1,920 SF on the Baywalk in an active neighborhood, with a design-led brand. Choose Mandarin Oriental if you want the island setting, a larger two-tower complex, and a spa-centered service culture. Buyers who want the largest homes on the market may look at both.

Two practical points. EDITION has no studios or small one bedrooms, so the entry point is a larger home. And rental rules differ by building: Mandarin Oriental's North Tower private residences allow short-term rentals with a 30-day minimum, up to 12 times a year, while I have not seen rental rules in EDITION's materials. Confirm in the condominium documents before you count on income.
