Edgewater is the strip of Biscayne Bay between Downtown Miami and the Design District, with Wynwood and Midtown a few blocks inland. It has become one of the most active new-condo neighborhoods in Miami.
This is my read as a broker who sells in the neighborhood. It uses WIRE Miami's own project records, not a market survey, and I flag where the data comes from.
Why do buyers choose Edgewater?
Edgewater combines a bayfront setting with a five to ten minute drive to Wynwood, Midtown and the Design District, ten to fifteen minutes to Downtown, the port and Brightline MiamiCentral, and fifteen to twenty minutes to Miami Beach and the airport. Margaret Pace Park gives the neighborhood public waterfront that most Miami districts lack.
Drive times come from the developer's location fact sheet and vary with traffic. The appeal is access: you can walk the Baywalk in the morning and be in a gallery or a restaurant in the Design District in minutes. The neighborhood is still changing, which is both its opportunity and its risk.
How much new supply is coming to Edgewater?
WIRE Miami's records show at least eight active projects in Edgewater, from Aria Reserve near completion in 2026 to Cove and EDITION estimated for 2030. Several deliver in 2027 and 2028. For a buyer that means choice now and competition later when many towers reach closing in the same few years.

A crowded delivery window affects sellers more than buyers at contract, but it matters if you plan to resell or rent soon after closing. The more a building differs from its neighbors, in operator, site and scale, the less it competes on price alone.

EDITION is at the upper end of the Edgewater pipeline. It has 185 residences of at least 1,920 SF, is hotel-operated, and sits on the Baywalk beside a park. The developer's September 4, 2026 sheet lists $3.6M to $8.18M, above the entry points of most nearby towers.
What you are paying for is the site and the operation. Most Edgewater towers look at the bay over a road or a neighbor. This one sits on the water with the park beside it, and a hotel company runs the building. The trade-off is delivery in 2030, one of the later dates in the neighborhood, and a smaller pool of comparable sales to price against.
What are the risks of buying pre-construction in Edgewater?
The main risks are timing, supply and concentration. Delivery can slip, many towers will close in the same window, and Edgewater buyers are choosing among similar-looking products. Deposits follow construction milestones, so your cash is committed before you can see the finished home. Read the purchase agreement and prospectus with an attorney.
Mitigate by buying the scarcity, not the label: a site that cannot be duplicated, an operator whose service you have experienced, and floors and exposures that hold value. Do not rely on a rental income assumption until you have read the building's rules.
What would make me pass on an Edgewater building?
I would pass if the developer cannot show completed projects, if the deposit schedule front-loads cash without a matching construction milestone, or if the price per home is high for a tower that looks the same as its neighbors. I would also pass on a floor and exposure I would not live in.
